FREDONIA PLANNING COMMISSION MEETING MINUTES MONDAY, August 3rd, 2026- 7:00 P.M. Fredonia Government Center – Village Board Room 242 Fredonia Avenue, Fredonia, Wisconsin 1. Chairman Lenz called the meeting to order at 7:00PM, followed by the Pledge of Allegiance. 2. Members Present: Chairman Lenz, Commissioner Franck, Commissioner Weiland, Commissioner Barta, Commissioner Buvid, Commissioner Steffen Members Excused: Commissioner Winker Staff Present: Administrator Jenkins 3. Public Comment: None 4. Motion to Approve Minutes from Monday, July 13 th, 2026, Planning Commission Meeting made by Commissioner Franck. Seconded by Commissioner Weiland. Passed by 6-0 voice vote. 5. Public Hearing: a) A Public Hearing to Hear Public Comment on and Reaction to a Conditional Use Permit Application. Applicant: Jeremy Gasiorowski Agent: Same Address: 233 Innovation Dr., Fredonia, WI 53021 No comment was made. b) Motion to Close the Public Hearing made by Commissioner Buvid. Seconded by Commissioner Steffen. Passed by 6-0 voice vote 6. Items for Action and/or Discussion a) Discussion and Possible Action on a Conditional Use Permit Application. Applicant: Jeremy Gasiorowski Agent: Same Address: 233 Innovation Dr., Fredonia, WI 53021 Administrator Jenkins shared that the permit does not exclusively list Mr. Gasiorowski’s potential uses, the permit simply allows uses that require a permit. Commissioner Steffen asked if Mr. Gasiorowski had private by- laws he plans to enforce. Administrator Jenkins responded that the property is subject to municipal ordinances, but if the Commission would like to impose stricter conditions, including those conditions in the permit would be appropriate. Commissioner Steffen would like to see lease agreements. Motion to Approve a Conditional Use Permit for Jeremy Gasiorowski, 233 Innovation Drive made by Commissioner Steffen. Seconded by Commissioner Buvid. Passed by 6-0 voice vote. b) Motion to Set a Public Hearing to Hear Public Comment on and Reaction to an Amendment to TID #3 Boundaries on September 14 th, 2026 at 7:00P.M. made by Commissioner Franck. Seconded by Commissioner Barta. Administrator Jenkins shared that Badger Paper Board is expanding their footprint in the industrial park. They own two parcels, and plan to merge the parcels to accommodate the expanded building. The TID boundaries must be amended to match the new parcel and capture the additional increment. There are no drawbacks to the requested amendment. Passed by 6-0 voice vote. 7. Correspondence: None 8. Items for Future Consideration: None 9. Motion to Adjourn made Commissioner Weiland.
