Town of Union Comprehensive Planning Commission Thursday, November 7, 2024 6:30 pm Meeting Minutes Meeting called to order at 6:35pm. Commission members in attendance: Nate and Sara Peleschak, Danny Xiong, Jennifer Meyer and Ruth Burr. Guests: Megan and Tony Bischel, Mark Bischel, Jim Bischel, Dennis Arneson, Rusty and Shelli Naylor - Review the CUP application for Blue Ox Music Festival; to host a special event on August 15 & 16, 2025. Music is in the evening only. The Comp Plan approves the CUP application, 4-0. With the condition Blue Ox Music Event follows the conditions previously set in place for their regular event, including notifying all special services which provide community safety. - Review the CUP application for Dennis & Kristin Arneson/Culvers Drive Thru Restaurant located at 6123 Truax Lane, Eau Claire, WI. This application fits the C3 zoning code and the Future Land Use Map of the Town of Union. The Comp Plan approves the CUP application, 4-0. With the condition Dennis and Kristin Arneson follow procedure with Eau Claire County Zoning and Health Department regulations. - The Comp Plan heard from Town of Union property owners Rusty & Shelli Naylor, located at 8850 Curvue Rd, about a potential land purchase and their concept.
