Present: Todd Bjerstedt , Holly Jones, Laurie Larsen, Jacqueline Niccum , Angela Whitaker Absent: Peggy Chukel-Executive Director Also Present: Sam VanSomeren-Asst. Executive Director ACTION ITEMS 1. Review and Approve April Minutes M/S/C: JN/LL 2. Review and Approve April & May Bills M/S/C: AW/HJ Items of note for April were listed in the MEMO Items of note for May: None 3. Review and Approve April Budget Report M/S/C: AW/JN SV noted that the utilities are over budget for all projects due to unexpected fee increases. Oakpark is significantly over budget due to a water leak. 4. Review and Approve 2026 Wage Increases M/S/C: LL/AW REPORTS Vacancy: Riverview Manor has 3 vacancies that should be filled by end of April. DISCUSSION ITEMS : 1. Windmill Deck Update: SV met with Bear Exteriors and confirmed they will start in a few months. 2. Concrete ramp: All Concrete Raising will tear down and rebuild ramp at the south entrance to RVM. 3. Drainage Issues: SV noted all projects with drainage issues. SV is getting gutter bids and landscaping quotes to address multiple issues. 4. 431 2 nd Street Update: Fire was determined to be electrical and City RF decided to demo the building. Review and Approve May Budget Report Attachment 2 Over budget items were addressed previously. REPORTS Vacancy: All vacancies are on track to be filled timely. DISCUSSION ITEMS: 5. USDA Inspection: USDA inspected OP & 4P on 5/27. Multiple GFCI deficiencies, grab bars improperly placed, pull cords obstructed at OP, and blocked egress or access to equipment.
