Landmark Development has since sold the property to Nature's Ridge, another LLC owned by the same principals, Keith Garrett and Chad Roefers. Village of Bonduel – Village Board Wednesday, August 13, 2025 Page 3 Attorney Plouff shared that this ownership transfer is a standard practice in development, often for tax purposes, and was provided for in the original development agreement. He explained that amendment brought before the board tonight is for one specific change to the original agreement. The amendment adds a new clause (H2) that establishes a 45-day deadline for the Village to either approve or deny any future transfers of the property to a third party not affiliated with the developers. This 45-day timeframe provides a clear period for the Village to review any future requests while still maintaining its absolute discretion to approve or deny the transfer. The Village has never believed the alley to be “public” or otherwise public land and the Village has never open, worked, or maintained the alley.
