Accommodate the shift by allowing low intensity uses that would traditionally be classified as a industrial use in the higher intensity mixed use districts. o Create flexibility in the types of low impact industrial uses that are allowed in industrial zoning districts by introducing “Light Manufacturing” as a permitted use. o Ensure that public health, safety, and welfare are protected by defining “Heavy Manufacturing” uses as those where impacts, such as noise, fumes, vibrations, etc. may extend across property lines, and classifying those uses as a Special Use. • Draft Form Standards: o Define form elements, provide illustrations, and provide standards for various architectural features commonly found in the City of Superior. o Provide restrictions for where the different form elements are required, permitted, or not allowed, based on a parcel’s underlying zoning district. • Draft Zoning Map – a draft zoning map for review reflecting the newly established draft zoning districts.
