Exeter Planning Commission Public Hearing February 20, 2024 7:00 PM Attendance: Paul O’Connor, Ed Short, Mark Gundlach, Chris Meier, and Clerk Dawn Sass Public: Ted Fahey, David Tollefson, Todd Hasse – Surveyor for Bader Brothers, Steve and Bryan Meier Public Hearing: The Town of Exeter has received a request from David Tollefson – agent, to create a 4.26-acre lot located at N8933 Christen Rd., SE ¼ of SW ¼ section 8, T4, N-R 8 E, tax parcel 23014 0050.0000. No requirement for deed restriction, road access already exists. Is easement recorded separately? Talk to Bob Talarczyk to make sure it is listed on the deed. It would be a separate document that would be recorded. Motion to close public hearing (MG/ES), all in favor, motion carries. Public Hearing closed at 7:05PM Regular Planning Commission meeting – 7:05PM Approval of Minutes: MOTION to approve minutes from 1/16/24 Regular Planning Commission Meeting (CM/ES), all in favor, approved. Public Input: None Old Business: None New Business: • The Town of Exeter has received a request from David Tollefson – agent, to create a 4.26-acre lot located at N8933 Christen Rd., SE ¼ of SW ¼ section 8, T4, N-R 8 E, tax parcel 23014 0050.0000. Parcel will be sold to son Tyler. This comes under existing farmstead, not sons and daughters. It is not costing a split to David Tollefson. Motion to approve the division 4.26-acre lot at N8933 Christen Road, parcel #23014 0050.0000 under the existing farmstead exemption (MG/CM), all in favor, motion carries. • Bader Brothers – land purchase, Todd Hasse – Bader Brothers purchased about eighty- five acres just west of Belleville High School south of Hwy 69. This would be a subdivision plat. They have a meeting with the Village of Belleville administrator and MSA on Thursday, February 22, 2024. A 66-foot road right-of-way, one hundred feet inner circle of a cul-de-sac. Minimum 1.5-acre parcel. The school district has owned Hayden Dr. since about 1987. They have thirty-three feet. The road as it stands is nowhere near town standards. The school has expressed no interest in allowing more traffic on Hayden Dr. Maximum 10% grade on the roadways. Is Belleville going to allow an un-sewered subdivision next to the school? The village may be thinking about putting another water tower in the area. The Village of Belleville may annex the area and then the Town of Exeter is out of the picture. Minor subdivision is four lots, over four lots is a subdivision plat (the state looks at the storm water, etc.). Adjourn: Motion to Adjourn (MG/ES), all in favor, adjourned at 7:29PM Respectfully submitted, Dawn Marie Sass
