David Doucha was present to request the approval to split his duplex so that he can sell each half as a condominium. He knows he has to create and HOA and get a new certified survey of the property. Current zoning regulations do not allow this as it would not meet the side yard setbacks. Brian Reif also commented on this. The clerk read an email from Eric Fowle from Cedar Corp on this which stated that the zoning ordinance would need to be amended to specifically call out “condominiums” as an allowed use within its residential districts, along with allowances for “zero lot line” configurations. Discussion was held and the board agreed to change the zoning ordinance to allow this to be done. The zoning change and certified survey map would also need to go to the Plan Commission for approval first. D.
