OLD BUSINESS
The Board and Justin Servin from Associated Appraisals discussed the 2024
Revaluation and the effect the revaluation had on the Village tax-roll. Justin explained
the revaluation of the Village. He used recent sales of properties as the basis for
changes made to residential properties. The average increase for residential properties
was 102%; however, there were properties that were lower and others that were higher.
The average increase for commercial properties was 38.5%. Commercial properties and
Residential properties are valued separately by different methods. Properties are valued
based on their use not by their zoning classification so those residences that are in
Commercially zoned areas are assessed as residential property. Revaluation does not
necessarily cause an increase in taxes, but rather a redistribution of the levies over all
the properties in the municipality. According to Justin, newer constructed homes are
leveling out in price, whereas older homes are selling at a higher price; so therefore, that
drives a revaluated valuation cost for those older homes within the entire municipality.
The State of Wisconsin Equalization Office is where the equalized values for the Village
of Siren come from. Open Book will be held in April or May where individual property
owners can set up an appointment to meet with Associated Appraisals on their valuation.
The Board and Teresa Anderson of MSA discussed the repairs needed on Landquist
Street. Teresa provided the Village the soil borings for the project. The project is still in
discussion at MSA. They are looking at how the soil can support the pipe. The MSA
representative for Service Line Projects is looking to meet next Wednesday afternoon to
discuss the project.
