Subject: Certificate of Appropriateness – 554 Green Bay Road #B Petitioner: Josh Siroko of LIFT Fitness Tenant: LIFT Fitness Owner: Schermerhorn & Co. Location: 554 Green Bay Road Zoning: B Business District Requested Action: Approval of Certificate of Appropriateness Purpose: Installation of wall signage and window signage Applicable Regulations: Kenilworth Zoning Ordinance §153.051 General Regulations and Standards for Allowed Signs in All Zoning Districts Kenilworth Zoning Ordinance §153.052 Regulations and Standards for Permanent Allowed Signs in the “B” Business District Kenilworth Zoning Ordinance §153.242 Certificates of Appropriateness Summary: The Petitioner, Josh Siroko of LIFT Fitness, seeks a Certificate of Appropriateness to install business signage, including a wall sign and three window signs. The proposed wall signage consists of the business logo with the business name “LIFT” and the business tagline “STRENGTH TRAINING ELEVATED” in white Century Schoolbook Bold font, consistent with other tenant signage. Three (3) posters, each measuring 24” x 17” are proposed as window signage, each with three words describing the LIFT’s services and with a QR code. The imagery on the signs is black-and-white. Considered By: Date: Architectural Review Commission 07/21/2026 Village of 5 In total, the sign area for the proposed signage is roughly 15.35 sq. ft., within the 25 sq. ft. maximum allowed per the Village’s Sign Code. The logo area totals 1.55 sq. ft., compliant with the Sign Code requirements that the logo comprise no more than 15% of the total sign area; it should be noted that only the skyline graphic counts towards the logo area, as Century Schoolbook Bold font is used for the business name, rather than LIFT Fitness’s typeface. Master Sign Plan In addition to approval of the wall and window signage, the Village Code also requires a master sign plan for buildings with multiple occupants. Per previous approved Certificates of Appropriateness for businesses in this multitenant building, the consistent use of white Century Schoolbook Bold font flush mounted to the brick façade constitutes the Master Sign Plan. Proposed wall signage for LIFT Fitness is consistent with the font of other tenants in the building, but the size of the font (5 in. height) is smaller than other tenant signage (10 in. height). As a new local business, we are committed to contributing to the vibrant and sophisticated atmosphere of Kenilworth. Our goal is to implement high-quality, tasteful branding that aligns with the Village’s architectural standards. 1. Exterior Wall Signage We propose the installation of non-illuminated dimensional lettering and logo on the building fascia above the storefront windows. • Design & Material: The sign features the LIFT logo — a skyline silhouette graphic flanking the “LIFT” wordmark — paired with the tagline “STRENGTH TRAINING ELEVATED.” Letters will be flat-cut, non-illuminated dimensional letters in white, mounted directly to the brick fascia. See attached mockup. • Purpose: The signage is intended to provide street-level business identification and name recognition consistent with the storefront’s existing architecture. • Dimensions: ◦ LIFT logo lockup: 44.352” wide (comprised of a 9.31” skyline graphic, 25.71” “LIFT” wordmark, and a 9.31” skyline graphic) ◦ “STRENGTH TRAINING ELEVATED” lettering: 5” letter height, 126.989” total width 2. Window Graphics To complement the exterior signage, we propose installing printed vinyl graphics on three storefront windows to reinforce our branding and communicate our services to passersby. 15 • Content: Each graphic will feature the LIFT logo and a QR code alongside a training- focused message — “Results Driven Training,” “Real Speed Training,” and “Strength Training Elevated.” See attached mockup. • Measurements: Each of the three window graphics measures 17” wide x 24” high. Conclusion We believe these enhancements will provide a clear, professional identity for our studio while respecting the historic and aesthetic integrity of Kenilworth. All materials used will be of professional grade and installed by licensed contractors. Thank you for your time and for welcoming LIFT Northshore to the community. We look forward to your feedback. Sincerely, Josh Siroko LIFT Northshore, Managing Member 554 Green Bay Rd, Suite B, Kenilworth, IL 60043 josh@lift-chicago.com 847-502-1259 16 20
