Mr. Nash confirmed the lighting would be hooded to limit light pollution to neighboring properties. The Commission next discussed the color/shade of the lighting and recommended a warmer tone. Mr. Nash confirmed the light should match the tone of the streetlights nearby, which the Commissioners thought was a good 3 Village of Kenilworth Architectural Review Commission 3 April 15, 2026 idea. Commissioner Armstrong suggested the use of dimmable lights to be able to adjust them if needed. Additionally, Commissioner Armstrong discussed where the electrical conduit would be located. Mr. Nash confirmed the plan was for the conduit not to be visible. Hearing no further discussion from the Commission, Chair Pilant opened the discussion to the public. Rick Gordon expressed appreciation for the effort to help beautify the building in a minimal way. Mr. Gordon questioned if the lighting would be on overnight. Mr. Nash confirmed they would. Subject: Certificate of Appropriateness – 562 Green Bay Road Petitioners: Katharine Coombes of Katharine Coombes Physical Therapy, PLLC Tenant: Katharine Coombes Physical Therapy, PLLC Owner: Declaration of Revocable Living Trust of Virginia E. Beck. Location: 562 Green Bay Road Zoning: B Business District Requested Action: Approval of Certificate of Appropriateness Purpose: Installation of a 30”x30” window sign displaying the business name and logo Applicable Regulations: Kenilworth Zoning Ordinance §153.242 Certificates of Appropriateness Summary: The Petitioner, Katharine Coombes, seeks a Certificate of Appropriateness to install a 30”x30” indoor white plastic window sign, at 562 Green Bay Road with the business name, “KATHARINE COOMBES PHYSICAL THERAPY PILATES” in black serif lettering and the business logo in black. The sign will be installed on the front facing windows on the first floor of the building and will be affixed to the windows. This business will be located on the second floor of the building, and the current first-floor tenant will remain. A nonconforming sign also exists on the building; a window sign that faces the parking lot to the south with the text “CHICAGO CHIROPRACTIC & SPORTS MEDICINE.” This signage is for the first-floor tenant of the building. There is no record of a sign permit being issued for this sign and it does not face Green Bay Road; because of its location on a façade other than the front façade, it does not count toward total sign area. The sign measures 8.75 sq. ft. and total sign area would be compliant if it were to count towards the combined sign area. Considered By: Date: Architectural Review Commission 06/17/2026 Village of 5 A number of interior signs in the sunroom area are also visible from Green Bay Road. Because of the 7 ft. depth of the sunroom, these signs do not count as window signage and are therefore not included in sign area. Signs that are 5 ft. or less from a window, however, would count as window signs and be included in the calculation of combined sign area. Master Sign Plan Village Code also requires a master sign plan for buildings with multiple occupants; however, an existing master sign plan does not exist for the property. For future purposes, an approved Certificate of Appropriateness can serve as a master sign plan. Without a master sign plan, proposed signage will be assessed against other signage on the property. No front-facing exterior signage exists for the current first-floor tenant, Chicago Chiropractic & Sports Medicine, aside from an address sign with black lettering on a white background. Existing interior signage in the sunroom area for Chicago Chiropractic & Sports Medicine, visible from the roadway, employs black and white signage. Proposed signage is compatible with existing signage facing Green Bay Road. Applicable Sign Standards: The applicable regulations of the Kenilworth Sign Code are as follows.
