PROPOSAL FOR THE VERONA PARKS DEPARTMENT
Presented by Rebecca & Nathan Koerschner · August 19, 2026
Mobile Sauna & Cold Plunge
in Verona Parks
OVERVIEW
The concept
The Friday Fry is a wood-fired mobile sauna
and cold plunge, built into a towable trailer.
We bring it to a location, set up for a pre-
determined amount of time (such as a
recurring block of days or weeks), and run
timed public sessions in addition to private
rentals for groups.
AT A GLANCE
Format
Towable wood-fired sauna
+ adjacent cold plunge or
body of water
Capacity 8-10 people per session
Session
length 60-90 minutes
Booking Pre-book through our
website fridayfrysauna.com
2
WHY
A wellness amenity for Verona
1 A new kind of park experience
Heat and cold therapy is a growing, social and wellness activity that is not currently available
anywhere in Verona's park system.
2 Draws visitors to parks and increases usage
Recurring sessions bring repeat visitors to park locations, including in the shoulder seasons
when park usage typically dips.
3 Low impact, fully mobile
No permanent structure or construction. The trailer arrives, operates, and can leave on a
determined schedule, so the park stays flexible.
5
WHY
This model works elsewhere
Mobile sauna and cold plunge operations have become an established seasonal use of public and
semi-public outdoor space in other markets outside of Dane County but can be helpful for
determining feasibility for the Verona Parks.
COMPARABLE PRECEDENT

1
Space to park the
trailer
Roughly 15 by 25 ft
space minimum
footprint needed
Ground reasonably level,
but will have leveling
feet
2
Water access
Ideally trailer is parked
near a lake for cold
therapy usage
If not, we provide up to 2
cold plunge tanks. We
need access to city water
for filling (see next slide for
additional details)
3
Power
No power access needed
Runs on rechargeable
12v battery
4
Waste water
handling
If access to lake – N/A
If cold plunge usage we
will follow Dane county
public health guidelines
3
WHAT
Cold plunge tank details

Water Capacity approximately 125 gallons per tank. With a maximum of 2 tanks: 250
gallons total.
Filling Access to city water hookup. We bring a hose and fill tanks onsite. Would
pay for water as needed.

Sec. 6-4-1 Statement of Policy and Applicability of Chapter.
The City of Verona regulates and establishes policies for the control of planting, removal, maintenance and
protection of trees and shrubs in or upon all public areas and terrace areas of the City to eliminate and guard
against dangerous conditions which may result in injury to persons using the streets, alleys, sidewalks or other
public areas; to promote and enhance the beauty and general welfare of the City; to prohibit the undesirable and
unsafe planting, removal, treatment, and maintenance of trees and shrubs located in public areas; and to guard all
trees and shrubs both public and private within the City against the spread of disease, insects or pests.
(a) Power to Regulate Trees and Shrubs.
(1) The Common Council has empowered the Director of Parks and Urban Forestry to plant, transplant,
remove, trim, treat and otherwise care for and protect all trees, shrubs, and plants on all public lands
not specifically delegated to other City boards, all to insure public safety and to preserve and enhance
the beauty of such public lands.
(2) Public lands under the jurisdiction of the Director of Parks and Urban Forestry includes, but is not
limited to, all lands within the lines of public streets and alleys in the City, more specifically the terrace
strip between the lot line and curb or improved portion of any public street or alley.
(3) The Director of Parks and Urban Forestry is further empowered to require landowners to remove, trim
or treat specified trees, shrubs or plants under certain conditions and to prohibit the planting of certain
trees or tree species, shrubs or plants on private lands within the City of Verona.

(k) Street Tree Planting Plan
(Ord. No. 02-643, § 1, 5-28-02)
Sec. 6-4-3 Authority of Director of Parks and Urban Forestry to Enter Private Premises.
(a) Entrance to private premises
The Director of Parks and Urban Forestry or their authorized representative may enter upon private premises
at all reasonable times for the purpose of examining any tree or shrub located upon or over such premises and
carrying out any of the provisions of this Chapter. If a request to inspect such trees or shrubs is denied by the
person responsible for the property, an inspection warrant may be obtained pursuant to Sec. 66.122, Wis.
Stats.
(Ord. No. 02-643, § 1, 5-28-02)
(b) Public Area Plantings
(1) Subdivision or Plat of Record, or Certified Survey Map. Public area plantings shall be under the control of
the Director of Parks and Urban Forestry. A determination shall be made as to the best suited species at a
particular planting site in regard to growth habits, shape, form, health, disease and pest resistance,
conflicts with wires, lights, pavements, traffic, pedestrians, sewers, water mains, space availability and
environmental pollution. The locations for plantings shall be reviewed and approved by the Director of

designee. The plan shall provide for trees to be installed in terraces, boulevards, and traffic circles and the plan
shall be subject to all provisions of this Ordinance. The cost of preparing and implementing this plan shall be borne
by the subdivider.
Sec. 6-4-4 Interference with the Director of Parks and Urban Forestry Prohibited.
No person shall interfere with the Director of Parks and Urban Forestry or their authorized representative
while they are engaged in carrying out any work or activities authorized by this Chapter.
(Ord. No. 02-643, § 1, 5-28-02)
Sec. 6-4-5 Abatement of Tree Disease Nuisances.
(a) Tree Diseases a Public Nuisance. Whereas the Common Council has determined that there are many trees
growing on public and private premises within the City, the loss of which would substantially depreciate the
value of public and private property, impair the use and enjoyment of public and private premises and erode
the tax base of the City, and that the health and life of such trees is threatened by fatal diseases the Common
Council hereby declares its intention to control and prevent the spread of such disease and the insect pests
and vectors which carry such diseases to be public nuisances.
(b) Definitions. As used in this Section, unless otherwise clearly indicated by the context:
