7. SITE PLAN AND ARCHITECTURAL REVIEW – Review site and architectural plans for
exterior site modifications at the Oak Creek Community Center, an existing institution
located at 8580 S. Howell Ave., submitted by Kim Cook, Oak Creek Community Center. (Tax
Key No. 827-9028-000; 3rd Aldermanic District)
Planner D'Amato provided an overview of site and architectural plans for proposed installation of
a fence (see staff report for details).
Commissioner Chandler asked if the patio currently exists . Kim Cook, 11409 W Janet Ct,
Franklin, stated there is an existing fence, but it is weathered and falling down. Senior Planner
Roehl clarified that the current fence and patio area are smaller than the proposed fence and
patio.
Commissioner Bautch stated he thinks the shed is a separate issue and should be removed from
the suggested motion. Senior Planner Roehl explained the shed was a violation on the property
and the property should be in compliance with Code requirements before new permits are issued.
Senior Planner Roehl also stated it is up to the commissioners to decide if that condition is
removed from the motion.
Commissioner Hanna asked why the patio area is being expanded. Ms. Cook explained the
enlarged patio will allow them to host bigger events than they currently can.
Commissioner Hanna also stated she is in favor of including the shed requirement.
Alderman Loreck asked if the applicant has an y issues with the landscaping requirement . Ms.
Cook stated her concern is that the area is mostly weeds right now and not really landscaping or
items that can be saved. Senior Planner Roehl clarified that staff are asking for a landscape plan
that shows what is there right now, what is being removed, and what will be planted.
Alderman Loreck and Senior Planner Roehl discussed the accessory building requirement of the
motion. Alderman Loreck also stated he does not have an issue keeping the requirement.
Commissioner Bautch asked what the landscape requirement would include for the applicant.
Planner D'Amato clarified that anything that was intentionally planted and is being removed, will
need to be replaced with something that is equal or better, and the foundation area landscaping
would be moved along the fence.
Commissioner Hanna moved that the Plan Commission approves the site and architectural plans
for construction of a fence at the Oak Creek Community Center, an existing institution located at

1. Prior to issuance of a fence permit, the Applicant shall provide Community Development
