Oak Creek Planning Commission submittal\_working docs\Amazon MKE2 DD Project Narrative.doc Amazon MKE2 Dock Door Project Narrative Jurisdiction: Oak Creek Project Address: 9700 South 13th Street Oak Creek, WI 53154 Parcel #: 9059011000 Submittal Date: 7/28/2026 The Amazon Fulfillment Center MKE2 is a 640,000 SF facility where1,500 full -time associates who work alongside Amazon robotics to pick, pack and ship small products to customers across 4 levels. Products include items such as books, electronics, toys, beauty products, shelf stable food items, etc. As this is a high-volume facility, approximately 700,000-750,000 items are sorted and shipped each day during peak seasons. This volume of activity is completed with the assistance of many loading docks and trailer parking on site. Per the original permit drawings for the facility, there are (approximately) 63 existing typical loading docks and 2 larger overhead doors with ramps (for driving directly into the building) at the ground level of the facility. To help manage the high volume of incoming packages to the site, Amazon would like to increase their typical loading dock count by a quantity of 2. The additional docks will allow for quicker unloading of truck trailers which are parked elsewhere in the truck yard. These docks are not projected to handle outbound shipments or increase the amount of truck traffic coming to the site. The addition of the docks to the northeast corner of the facility would require demolishing one of the two existing large roll-up / drive-in doors and its associated ramp, as well as the adjacent exterior door and stair. The immediate area of the truck yard would be re-graded after the demolition of the ramp to ensure the trucks are at the adequate height to utilize the docks, as well as provide a retaining wall to protect and maintain the existing landscaped area immediately north. We propose relocating the exterior door further north along the path of the existing sidewalk, to maintain the existing egress path around the perimeter of the building. Another site stair and path to the loading dock stalls will also be built within the landscape area to replace the easy staff access lost with the demolition of the stair. The new pathway is to provide Amazon staff with easy access to the truck yard and is not considered an accessible path of egress. New signage would be limited to the new dock doors and relocated man door. Lighting changes are limited to the relocation of the existing overhead light above the relocated man door and new truck signal lights installed along the exterior wall for the new docks. All of the proposed improvements are to happen at the northeast corner of the building. No changes to the existing truck parking or personal vehicle parking (at the west side of the site) are proposed. The building would not be gaining any new area. The impervious area of the site is expected to increase by approximately 240 SF to accommodate the new sidewalk, site stair and curb ramp in the landscape area. Our permitting process includes Site & Architectural Review with the Oak Creek Planning Commission, followed by DSPS review of the project, then applying for both a Paving Permit & Commercial Building Permit – Alterations at the City of Oak Creek. The contractor will be required to submit for the electrical permit; as well as the deferred submittals for plumbing and fire (as required). If there are any questions or concerns to the proposed scope please reach out to me via one of the methods below.
