Dearborn Jr., AICP Director of Community Development RE: Agenda Item 1. – Final Plate Butterfly Way Overview The applicant is proposing a 6-lot final plat for Butterfly Way Subdivision. This is a large-lot subdivision with public water and sewer already available and direct access to a public road. The lots average about 1 acre each. The preliminary plat has been approved. The final plat has been delayed due to the need to have documentation that stormwater runoff can be met by use of the existing stormwater pond within the Prairie Lake Condominium development which was designed to meet the stormwater requirements for this area. This final plat can now be approved. The homes proposed on these large lots will be at market rate and zoned for single family homes. Since no public improvements are needed for this subdivision, no development agreement is being proposed, and all conditions are noted in the staff recommendations below. Stormwater requirements will be met by use of the existing pond. The current lots also have multiple water and sewer laterals which can provide service to each lot. Some of the unused laterals will have to be properly abandoned. In addition, upfront fees will be required prior to the recording of the final plat including the fees in leu of parkland dedication.
