Respectfully Submitted Ami Hurd Deputy Clerk Community Development Coordinator Page 9 of 74 Office of the Planner & Community Development Director W240N3065 Pewaukee Road Pewaukee, Wisconsin 53072 262.691.6007 fuchs@pewaukee.wi.us REPORT TO THE PLAN COMMISSION Meeting of September 17, 2026 Date: September 10, 2026 Project Name: Andringa Zoning Code Amendment Project Address/Tax Key No.: City-wide Introduction The applicant filed a Zoning Code Amendment request to allow swimming pools within the floodplain and ordinary high water mark setbacks within Section 340-4.36C.(5) of the Zoning Code. Section 340-4.36C(5) currently prohibits structures, with certain specified exceptions, within 75 feet of the designated 100-year floodplain of a lake or navigable stream or within 50 feet of an OHWM or officially designated wetland. The applicant proposes to add “approved swimming pools” to the list of structures exempt from these setback requirements. The proposed amendment would allow swimming pools to be located no closer than 35 feet from the OHWM and 100-year floodplain boundary, subject to applicable requirements of the Zoning Code. The applicant is proposing to add “approved swimming pools” as shown below (emphasis added). Structure setbacks. No structure except necessary streets or accessways, utilities, navigational aids, piers and boat launch facilities, parking areas, approved boathouses, approved swimming pools, and principal buildings shall be located within 75 feet of a designated 100-year recurrence interval (base flood) floodplain of any lake or navigable stream or within 50 feet of an OHWM or officially designated wetland, unless there are existing principal use structures on adjoining parcels, in which case the setback from the OHWM or base flood elevation may be an average of setbacks on the adjoining parcels but no less than 35 feet. (See § 207-35 for definition of "base flood.") In this subsection, Page 10 of 74 Office of the Planner & Community Development Director W240N3065 Pewaukee Road Pewaukee, Wisconsin 53072 262.691.6007 fuchs@pewaukee.wi.us "principal building" shall mean the main building or structure on a single lot or parcel of land and includes any attached garage, approved swimming pools, or attached porch. If the amendment is considered for approval, staff also recommends that Section 340-2.9B.(2)(a), which specifically regulates swimming pools, be revised to add the language below. All swimming pools abutting a designated 100-year recurrence interval (base flood) floodplain of any lake or navigable stream, including any associated fencing, concrete surround, decking, or other impervious surface, shall be setback a minimum of 35 feet from the ordinary high water mark and 100-year floodplain boundary. Project Description/Analysis The existing ordinance provides exceptions from the shoreland setback requirements for certain structures and improvements, including necessary streets and accessways, utilities, navigational aids, piers, boat-launch facilities, parking areas, approved boathouses, and qualifying principal buildings. These exceptions generally recognize structures or improvements that are functionally related to the use of lakefront property or circumstances involving an established development pattern. The existing regulations attempt to balance private property use with protection of shoreland areas, water quality, wildlife habitat, and scenic character. Staff finds that swimming pools are not distinguishable from other accessory structures that remain subject to the applicable shoreland setbacks. Allowing swimming pools within the setback could also increase structural and impervious-surface development near the shoreline and establish a precedent for additional accessory structures within areas currently intended to remain relatively undeveloped. Staff Recommendation The existing setback requirements help protect water quality and wildlife habitat and help maintain a more natural and scenic shoreline that is not dominated by buildings, accessory structures, or impervious surfaces. Page 11 of 74 Office of the Planner & Community Development Director W240N3065 Pewaukee Road Pewaukee, Wisconsin 53072 262.691.6007 fuchs@pewaukee.wi.us Accordingly, staff recommends denial of the proposed Zoning Code Amendment. If recommended for approval, staff recommends that the proposed ordinance language be reviewed by the City Attorney prior to final adoption and publication to confirm compliance with applicable Wisconsin statutes and administrative regulations. The applicant is proposing to replace the existing flagpoles within the exact same location but would like to increase their height. One flagpole will have a height of 30 feet and the other a height of 35 feet. Section 340-11.1C. states that flagpoles shall not exceed a height of 30 feet or the distance of the base of the structure from the nearest lot line, whichever is less, unless otherwise authorized by the Plan Commission. As such, the Zoning Permit Application is being forwarded to the Plan Commission for approval of the height of the 35-foot flagpole. Recommendation Staff recommends approval of the Zoning Permit, subject to the applicant obtaining a right-of-way permit and receiving Common Council approval of a maintenance agreement to allow the structures within the City’s right-of-way. This property is zoned M-2 Limited Industrial District, has an area of 2.244-acres, and contains an existing single-family home, two barns, a garage, and silo. The project consists of two phases. Phase 1 includes a new 9,856 square foot building and nine parking spaces for the property owner’s business, Rivers Rain Gutters, which will be subject to staff review and approval of a Business Plan of Operation Application. For the duration of Phase 1, the applicant has indicated they would like to keep and maintain the existing buildings onsite, including the single-family home, which is leased to a caretaker of the property. The only allowance for a residential use in the M-2 District is "[r]esidential quarters for the owner or hired caretaker provided that such quarters are in the principal building, not more than 750 square feet in area, no more than two bedrooms, and not for rent, lease or separate sale," which is allowed as a permitted accessory use. This is a detached two-story home, which is believed to be greater than 750 square feet in area. As such, the existing residential use is nonconforming and subject to Article 10 of the Zoning Code. Phase 2 is anticipated to raze these existing structures to allow for construction of a second commercial building and parking area on the property. This building will likely be leased to other businesses for storage purposes. Phase 2 will be subject to a separate Site & Building Plan Review Application. Page 25 of 74 Planner & Community Development Director Nick Fuchs Furthermore, future uses, or any other proposed use, will be required to apply for a Business Plan of Operation Application or a Conditional Use Permit depending on the allowance within the M-2 District. The M-2 District also allows M-1 District uses. This would potentially allow for outdoor storage “within an open area attractively and effectively visually screened from passerby, public streets, roads, or highways and adjacent uses and where the individual goods or materials are not reduced in size or basically changed in character.” Staff recommends that no outdoor storage shall be allowed without Plan Commission approval of a screening and landscaping plan that demonstrates the storage area will not be visible from the public right-of-way or adjacent properties. Site Plan Staff finds that the proposed site plan conforms to M-2 District development standards as well as the City’s minimum 40% greenspace requirement at full buildout. It should be noted that the setbacks are based on eliminating a potential public right-of-way. CSM No. 8352 shows a future road, which is illustrated on the applicant's Plat of Survey. This was shown as a "FUTURE RD" only, and not dedicated at the time of the CSM. Staff does not anticipated this road being needed or improved in the future. As such, staff does not object to eliminating that designation on the applicant's Site Plan. Parking onsite is minimal, however, the buildings are anticipated to be primarily used for storage and contractor shops, which may not have a significant parking demand. The Zoning Code suggests a minimum of one parking space for each two employees in 12-hour period for manufacturing and processing plants (including meat and food processing plants, laboratories, and warehouses). Staff reviewed other parking ratios for warehousing and contractor shops. These ratios range anywhere from 1 to 4 parking spaces per 1,000 square feet of floor area. For a 9,856 square foot building, that would require between 10 to 40 parking spaces. Staff does not object to the proposed parking within Phase 1 considering this building is primarily for the property owner's business and known parking needs. Parking should be re-examined with Phase 2 and as businesses locate within the buildings. The Landscape Plan illustrates approximately 40 new trees while also maintaining the existing treed area along Bluemound Road and on the east side of the parcel. Staff recommends that a revised landscape plan be submitted, for City Planner review and approval, that includes foundation and interior plantings and trash enclosure screening in addition to the 40 trees around the perimeter of the site. Furthermore, the landscape plan shall identify each individual planting type and size. The lighting plan consists of only building mounted light fixtures. These appear to be low level lighting. Considering there are single family uses across the street, staff reommends that lighting be shielded in a manner to prevent glare onto adjacent properties, including those on the opposite side of Bluemound Road. Page 26 of 74 Planner & Community Development Director Nick Fuchs The primary building materials are LP Smart Siding and a metal roof. The building includes windows along the top of the building along all elevations. The building contains four overhead doors per the architectural elevation (six overhead doors are shown on the rendering). Staff suggests the Plan Commission consider other potential accents and architectural features such as, awnings, a masonry foundation material, or pilasters between the overhead doors. Additionally, staff recommends:  Trash enclosure materials shall be consistent with that of the principal building. Details of the enclosure shall be provided for City Planner review and approval prior to issuance of a Building Permit.  All rooftop and ground mechanical equipment shall be screened from view from public rights-of-way.  Final Engineering Department review and approval of grading, erosion control, utilities, and storm water management plans shall be obtained prior to any land disturbing activities. Recommendation Staff recommends approval of the Site & Building Plan Review Application for development of Phase 1 for property located at N15W24887 Bluemound Road, subject to the conditions listed within this report. Page 27 of 74 Project Narrative Applicant: Rivers Rain Gutters LLC Project Location: N15W24887 Bluemound Rd, Pewaukee, WI 53072 Tax Parcel Number: PWC 0951993001 Current Zoning District: M-2 (Limited Industrial District) Submitted To: City of Pewaukee Plan Commission Executive Summary & Request This application requests Site and Building Plan Approval for the construction of two light industrial/flex buildings totaling 19,712 square feet (9,856 square feet per building) at N15W24887 Bluemound Rd. The subject property is located within the M-2 (Limited Industrial) zoning district, which explicitly permits contractor offices, shops, and storage yards. The master plan will be executed in two distinct phases to manage site preparation and construction efficiently. The primary facility will house the operations of Rivers Rain Gutters LLC, a local seamless rain gutter installation and manufacturing business. To maximize space efficiency and satisfy a documented community need, the second structure will be partitioned into high-quality indoor storage sections for local trade contractors. This development represents a substantial estimated project value of $1,500,000 and will significantly improve the site utility along the Bluemound Road corridor. Phasing & Site Demolition Plan To ensure an organized development rollout, the project will follow a strategic two-phase timeline: Phase 1 (Primary Facility): Construction will begin on the first 9,856 sq. ft. building to establish operations for Rivers Rain Gutters LLC. Existing site elements will be integrated or protected as needed during this initial construction period. Phase 2 (Flex Facility): Prior to breaking ground on the second 9,856 sq. ft. building, all existing structural assets currently on the property will be professionally demolished and removed from the site. This sequence allows the business to remain operational during transitions and ensures a clean, cohesive final layout that adheres fully to modern city standards. Business & Operational Information The operations are designed around low-intensity industrial storage and assembly, matching the performance standards of the M-2 district. Rain Gutter Business Headquarters (Phase 1): Building 1 will serve as the central hub for Rivers Rain Gutters LLC. Activities include the indoor staging of aluminum/copper coils, downspout inventory, and transport vehicles. A small portion will feature specialized roll-forming machinery to pre-fabricate gutters Page 28 of 74 before field deployment. Contractor Storage Sections (Phase 2): Building 2 spaces will be divided into micro-bays ranging from 1,500 to 3,000 square feet. These units will be leased to licensed area tradesmen (e.g., electricians, HVAC technicians, plumbers) strictly for the indoor storage of tools, equipment, materials, and work vans. No retail operations, public storefronts, or manufacturing will occur within these tenant spaces. Hours of Operation: Standard business hours will run Monday through Friday from 7:00 AM to 5:00 PM, with limited Saturday morning activity (7:00 AM to 12:00 PM) for field crews loading vehicles. Employee Count & Traffic: Rivers Rain Gutters LLC employs 1 on-site office staff member and 8 field crew members. The crew members arrive briefly in the morning to load vehicles, exit the site early for field installations, and return in the late afternoon. This operational model minimizes active on-site presence during core business hours. Contractor tenant traffic will similarly be low-velocity and non-simultaneous, ensuring negligible impact on Bluemound Road traffic. Site & Building Improvements The architecture and site layout have been systematically planned to meet Pewaukee's design guidelines while emphasizing clean visual continuity next to neighboring industrial assets like Harken, Inc. Building Design: Both 9,856 sq. ft. structures will meet high-quality commercial architectural standards. The structures will feature durable wood frame construction wrapped in LP Smart Siding. This material palette provides an attractive, professional finish that elevates the visual profile of the Bluemound Road corridor. Access, Parking, & Loading: All vehicle parking and loading zones are positioned safely off the right-of-way. The design incorporates grade-level overhead doors for indoor loading, completely eliminating outside storage. Spaces are allocated to comfortably accommodate utility vans and localized gutter trailers. Utilities & Stormwater: The facility will tie into the City of Pewaukee's municipal utility extensions running along Bluemound Road. A fully engineered stormwater management and retention system will be detailed in the accompanying engineered site plans to ensure localized drainage matches post-development standards. Landscaping & Screening: A meticulous landscape buffer will be established to enhance the property's aesthetics and respect the streetscape. Specifically, evergreen Arborvitae trees will be planted strategically along Bluemound Road to break up the building massing, provide year-round green screening, and maintain a highly professional appearance from the public right-of-way. The property has an area of approximately 2.235 acres and is currently vacant. The applicant is proposing to construct a two-story salon and wellness facility. The building is anticipated to include 46 suites for rent to individual businesses. Hours of operations are expected to be between 8:00 a.m. to 8:00 p.m. for client/customer appointments. Business owners would have access to the business at any time. The applicant has provided a project narrative that describes the proposal and lists anticipated uses. The property is zoned B-6 District, which generally allows B-4 and B-5 permitted and conditional uses. Salon and wellness type uses are not specifically listed within any of these districts; however, Section 340-4.22C.(2) of the B-6 District allows, as a conditional use, any retail, service or office use that is compatible with those uses listed within the district as determined by the Plan Commission. Attached are the B-4, B-5 and B-6 districts for Plan Commission review of allowed uses. The City's conditional use regulations allow for the approval of uses within the Conditional Use Permit. Following conditional use approval, it is up to the discretion of the Zoning Administrator if uses match, or are similar to, those listed on the conditional use permit. See below. Section 340-7.1 The City Common Council may authorize the City Planner or Zoning Administrator to issue a conditional use permit for conditional uses after review and a public hearing, provided that such conditional uses and related structures are in accordance with the purpose and intent of this Page 39 of 74 Planner & Community Development Director Nick Fuchs chapter and are found to be not hazardous, harmful, offensive, or otherwise adverse to the environment or the value of the neighborhood or the community. Conditional uses are listed in the regulations of each zoning district as set forth in Article 4 of this chapter. Section 340-7.4B. Because of this model, customer traffic is spread throughout the day rather than concentrated around traditional opening, closing, or shift-change times. Building Hours & Access: The building's regular public hours will be 8:00 AM to 8:00 PM, seven days per week. During these hours, the main entrances will be open for tenants and their scheduled clients. After 8:00 PM and before 8:00 AM, exterior doors will remain locked and the building will only be accessible through secured access provided to authorized tenants. This allows tenants who choose to work outside of regular building hours to have 24/7 access while keeping the building secured to the general public. Customer appointments are expected to occur primarily during normal daytime and evening hours. Any appointments outside of regular building hours would be limited and would require the tenant to provide their client access to the secured building. The property will provide on-site parking for tenants and their customers. All business activities will take place indoors. The use is not expected to generate significant noise, outdoor storage, truck traffic, or other impacts associated with more intensive commercial uses. The Florence Collective will maintain and manage the building and common areas to provide a clean, professional, and well-maintained environment. Ft. - 1/2 Ac. / D.U.) and Floodplains, Lowland, & Upland Conservancy and Other Natural Areas Use of Surrounding Properties: Single-family residential to the north, south, east, and west Project Description/Analysis The applicant filed an amendment to the previously approved site plan for the Cedar Gables condominium development located at the northwest corner of Watertown Road and North Avenue. The site plan was originally approved with a through street connecting Phase 1 and Phase 2. The through street included a crossing of an intermittent stream. The applicant has provided a narrative discussing the challenges in designing a structure for that crossing. As a result of engineering difficulties and costs, the applicant is now requesting the through street be eliminated and each phase of the development be served by its own cul-de-sac. The applicant has included three options for consideration. None of the options significantly changes the unit count. See below. Site Plans Phase 1 (units) Phase 2 (units) Total (units) Previously Approved 38 54 92 Option A 38 56 94 Option B 38 56 94 Option C 34 58 92 Page 62 of 74 Planner & Community Development Director Nick Fuchs Options A and B both keep the clubhouse within Phase 2. Option C, however, relocates the clubhouse to Phase 1, directly adjacent to the intersection of Watertown Road and North Avenue. This includes a swimming pool and parking lot at this intersection. As the applicant noted in their narrative, the cul-de-sacs are not longer than the required maximum length of 900 feet. With that said, there are Fire Department concerns with the proposed cul-de-sacs and eliminating the through street, particularly considering the density of the development and access to multiple buildings that are located further back off of a private drive extending from the cul-de-sacs in Phase 2. These buildings will be more difficult to access for emergency services. Below are Engineering Department comments related to the information provided by the applicant and the proposed request.  The development team has only evaluated culvert, box culvert, and concrete span type structures for the waterway crossing between Phase 1 and 2 of the development. No traditional pre-cast concrete slab or girder bridge options have been evaluated. Staff is confident that a structure could be designed to cross between Phase 1 and 2 of the development but it would be significantly more expensive than options which have been evaluated to date.  Existing right-of-way for Phase 1 of the development extends to the west property line to accommodate connection to future development of the adjacent parcel. Engineering staff would not support any layout (such as Options A, B, or C) which do not locate the proposed cul-de-sac near the furthest extents of the right-of-way.  The Phase 2 intersection at Elmwood Drive is currently designed to prevent left-turns out of the development. Engineering staff would not support any layout with no connection between Phase 1 and Phase 2 which doesn’t include a full, unrestricted intersection with Elmwood Drive. Recommendation Staff recommends this item be tabled to allow the applicant to address staff's site plan and cul-de-sac design concerns. This would also allow for the Plan Commission to recommend a preferred option and staff can review that in more detail. Moreover, it is suggested that the Plan Commission consider the relocation of the clubhouse and amenities within Phase 1 of Option C. Staff also recommends the Plan Commission request additional financial information for other options/solutions that may allow for the crossing and through street. Staff recommends sufficient information be provided for review of the engineering and improvement costs to determine if the through street is cost prohibitive for the development. This may be the case; however, the narrative does not provide details considering alternatives such as a girder bridge as mentioned by the Engineering Department. If approved, staff recommends: 1. Detailed plans for the clubhouse, parking lot and other amenities shall be submitted for Plan Commission review and approval and to determine compliance with all applicable Zoning Code regulations, such as setbacks. 2. The site plan shall be revised to show the location of the right-of-way connection to the property to Page 63 of 74 Planner & Community Development Director Nick Fuchs the west. 3. The applicant shall vacate the current right-of-way dedications and dedicate the new right-of-way location via Certified Survey Map. 4. The cul-de-sacs and all turn around designs shall conform to the City of Pewaukee Municipal Code and Technical Standards. 5. The proposed curbing at the intersection of the new public road and Elmwood Drive shall be removed. As a reminder, the curbing at the intersection of the new right-of-way within Phase 2 and Elmwood Drive was designed to prevent traffic from turning left onto Elmwood Drive thus preventing traffic from cutting through the existing Springdale Estates neighborhood. This was done to address traffic concerns of those residents that attended the public hearing when this development was initially proposed. Suite 101 Brookfield, WI 53005 Page 67 of 74 TO: Cedar Gables Roadway ConfigurationSUBJECT: October 2, 2026DATE: INTRODUCTION BACKGROUND/ENGINEERING CHALLENGES -1- The Honorable Steve Bierce, Chair, City of Pewaukee Plan Commission City of Pewaukee Plan Commissioners City of Pewaukee Staff An intermittent stream is located between Phase 1 and Phase 2 of the Cedar Gables development. This watercourse is intermittent in nature, meaning that it is generally not flowing under normal dry-weather conditions and becomes active primarily following rainfall events. The stream functions as a drainageway for an approximately 350-acre tributary area consisting of properties located upstream and tributary to Cedar Gables. During rainfall events, runoff from this contributing drainage area is conveyed through the intermittent stream toward the downstream drainage system. Cedar Gables will provide a much needed option for Pewaukee empty nesters to stay in Pewaukee. Moreover, it has an estimated assessed fair market value of at least $82.6 million, adding at least $325,000 to the City’s tax base and $450,000 to the school district’s tax base. Considering that the residents will be almost entirely empty nesters, it will not provide any appreciable impact on city services or road usage. And it is being developed without any City contribution or incentives. Cedar Gables is a luxury residential development located in the City of Pewaukee, Wisconsin. As planned, the development will contain residential units constructed in two phases, identified as Phase 1 and Phase 2. Each phase would contain a portion of the residential units. CEDAR GABLES LLC 13965 West Burleigh Street, Suite 101 Brookfield, Wisconsin 53005 As part of the City's review and planning for the Cedar Gables development, the City identified a desired roadway connection between Phase 1 and Phase 2. Providing this connection would require the roadway to cross the intermittent stream and, consequently, would require some form of hydraulic crossing, such as a bridge or culvert system. A fundamental requirement of the proposed crossing is that it cannot cause any increase, or "rise," in water elevations that would result in additional water backing up onto the Page 68 of 74 EXHAUSTIVE EFFORT NEEDED AMENDMENT -2- neighboring property to the west. Accordingly, the crossing must be designed to accommodate the applicable stormwater flows while maintaining existing hydraulic conditions on the property to the west. Although a roadway connection between the two phases was evaluated through a comprehensive range of bridge and culvert alternatives, the hydraulic analysis establishes that the required zero-rise condition cannot be achieved through a crossing. The results of the analysis demonstrated that none of the alternatives or combinations evaluated could satisfy the requirement for zero rise in water backing up onto the property to the west. In other words, regardless of the crossing configuration evaluated, constructing a roadway connection between the two phases would result in some degree of increased hydraulic head and associated water-surface elevation affecting the neighboring property. City staff, Cedar Gables and Cedar Gables’s engineers have exhausted every feasible alternative for solving this issue. This group has worked on this issue for 1168 days, or about 3.2 years. Cedar Gables’s engineers started working on this issue on July 23, 2023 and made their first formal submittal on January 10, 2024. Including that original submittal, there have been a total of nine submittals. City staff has spent a considerable amount of time and effort on these plans, averaging 58 days from submittal to response, with a response usually coming in about 25 days. Between each City response and the next submittal, there was investigation, testing and new plans. Cedar Gables originally wanted this crossing and has spent hundreds of thousands of dollars trying to satisfy the City’s requirements. A project like this cannot afford more engineering and more delays. To evaluate whether this requirement could be achieved, an engineering hydrology and hydraulics analysis was performed examining numerous alternative configurations for the roadway crossing. The alternatives evaluated included, among others, a single-span bridge crossing, a series of nine side-by-side circular culverts, and a series of six side-by-side box culverts. Numerous combinations and configurations of these alternatives were analyzed to determine whether a feasible crossing could be designed that would provide the desired roadway connection while maintaining zero rise in water elevations on the neighboring property to the west. Page 69 of 74 CONCLUSION -3- Based on the results of the engineering analysis, the only remaining solution that satisfies the City's requirement of no rise in water backing up onto the property to the west is to eliminate the roadway crossing between Phase 1 and Phase 2. Under this configuration, each phase would retain its own roadway network terminating in cul-de-sacs, with no roadway connection across the intermittent stream. Fortunately, this will have little impact on neighbors. Cul-de-sacs effectively divide the traffic entering and exiting the development, ensuring that neither road entrance creates material amounts of traffic. Moreover, considering that all or almost all of these units will certainly be purchased by empty nesters, the amount of traffic will be nominal. The proposed cul-de-sacs are allowed under the City’s Ordinances. Pewaukee Ord. 239-8.A(4) provides: This is not new ground and does not set some new precedent. The City has a considerable number of these cul-de-sacs in residential developments. The proposed cul-de-sacs meet all City design standards. They will be well- designed fire, police, plowing and other services. Proposed streets shall extend to the boundary lines of the property being subdivided unless prevented by topography or other physical conditions or unless, in the opinion of the Plan Commission, such extension is not necessary or desirable for the coordination of the layout of the subdivision or for the advantageous development of the adj acent lands, in which case a permanent cul-de-sac shall be provided in accordance with City design standards. Such permanent cul-de-sac streets shall be no longer than 900 feet measured from the center of the "sac" to the nearest intersection of a street having access to an arterial or collector street. The “physical conditions” of this property prevent a through street. Cedar Gables has gone far beyond a good faith effort to provide a through street but cannot do so without affecting water levels on the property to the west. It is not feasible to continue that effort. The Cedar Gables development will make a substantial positive impact on the Pewaukee tax base and will be a much needed luxury housing option for Pewaukee empty nesters. Cedar Gables is proud of the homes that Cedar Gables is offering to Pewaukee residents. We would gladly provide tours to any of you so you can see how Cedar Gables will be a credit to the community. However, in order to bring the benefits of this new neighborhood to Pewaukee, Cedar Gables needs your approval of this amendment.
