__________________________________________ Plan Commission Monday March 30, 2026 6:30 PM at City Hall MINUTES __________________________________________ Members Present: Troy Justmann, Cathy Firari, Josh Nichols, Ken Steffen, Bruce Soldner, and Mayor Wegener Members Absent: Ross Canniff Also, Present: Karl Huth and Kyle Buss 1. The meeting was called to order at 6:31 pm. 2. Roll call was taken. 3. Soldner motioned and Firari seconded to approve the agenda. Motion carried 6-0. 4. Steffen motioned and Nichols seconded to approve the previous meeting minutes from February 23, 2026. Motion carried 6-0. 5. Read Purpose of Public Hearing: Propose rezoning of parcel referenced on the Public Hearing Notice. Mayor read the formal Public Hearing Notice. 6. Entertain a Motion to Open the Public Hearing portion of the meeting. Soldner motioned and Justmann seconded to open the Public Hearing portion of the meeting at 6:32 pm. Motion carried 6-0. 7. Entertain questions/comments for parcel 241-1115-2221-001. Mayor to ask 3 times if there is anyone wishing to speak in favor or against the rezoning. (Each person must state their name, address, and relationship to property before speaking). Karl Huth spoke in favor of the rezone. No one appeared to speak against. 8. Entertain a Motion to Close the Public Hearing Portion of the meeting. Steffen motioned and Soldner seconded to Close the Public Hearing Portion of the meeting at 6:45 pm. Motion carried 6-0. 9. Review, Discuss, and Possibly Approve Certified Survey Map for the separation of Parcel #034-1115-333-001. Discussed the parcel owned by Steve and Alice Gentz. Steffen motioned and Firari seconded to approve the CSM. Motion carried 6-0. 10. Review, Discuss, and Possibly Approve Multi-Family Housing on Jewel Street. Kyle Buss (owner) presented plans for “row house” town houses on Jewel Street and multi-family in rear parcel. Kyle was advised that a rezoning from B-2 to PUD would be step 1 before formalizing a layout/proposal. No Action was Taken. 11. Property Maintenance Update: • 135 Fair St- Excess equipment & junk in residential area • 307 N. Main St- Permitted Dumpster? The dumpster seems to be very active, is it a construction dumpster or just for just the rental units? 12. Old Business: None 13. New Business: None 14.
