_________________________________________________ Community Development Authority Tuesday March 17, 2026 at 6:30 pm 405 Jewel St. -CITY HALL MINUTES _________________________________________________ Members Present: Doug Lee, Paul Marose, Stan Smith, Bruce Soldner, Jerry Stolzman, Mayor Wegener Members Absent: Curt Firari Also Present: Allison & Tyler Neevel 1. The meeting was called to order at 6:33 pm. 2. Roll call was taken. 3. Soldner/Lee motion to approve the agenda. Motion carried 6-0. 4. Marose/Smith motion to approve meeting minutes from May 20, 2025. Motion carried 6-0. 5. Public Appearances/Citizens Comment: Allison and Tyler Neevel appeared and presented their plans for their business. Mayor advised them of the extension of utilities required at their expense. 6. Review, Discuss, and Possibly Approve the Following: a. Dividing parcel #241-1115-2811-040 located at E Cross St and Industrial Rd into 2 parcels. Soldner motioned and Marose seconded to approve dividing and rezoning of said parcels. 5-0-1 Lee abstained. b. Review proposed site plan and conceptual drawings of proposed buildings. Reviewed site plan and conceptual drawings. No action was taken until reviewed by building inspector and state plans secured. c. Recommend the rezoning of (2) + acres. Reviewed site plan and conceptual drawings. No action was taken until reviewed by building inspector and state plans secured. 7. Review existing TID Boundaries. Reviewed and discussed creation of TID #5 and expansion of TID #4. 8. Discuss and Possibly Approve advance monies for a. Creation of TID #5 b. Expansion of an existing TID Smith motioned and Soldner seconded to approve to advance $20,000 for either or both options a & b to be repaid through the TID Increment. Motion carried 6-0. 9. Old Business. None 10. New Business. None 11. Set Date and Time for next CDA Meeting: April 21, 2026, at 6:30 pm. 12. Soldner/Stolzman motion to adjourn meeting at 8:10 pm.
