__________________________________________ Plan Commission Monday January 26, 2026 6:30 PM at City Hall MINUTES __________________________________________ Members Present: Troy Justmann, Cathy Firari, Josh Nichols, Ken Steffen, Bruce Soldner, and Mayor Wegener Members Absent: Ross Canniff Also, Present: Adam Ruechel, Jennifer Engel, Karl Huth 1. The meeting was called to order at 6:30 pm. 2. Roll call was taken. 3. Steffen motioned and Soldner seconded to approve the agenda. Motion carried 6-0. 4. Justmann motioned and Nichols seconded to approve the previous meeting minutes from December 22, 2025. Motion carried 6-0. 5. Review, Discuss, and Possibly Approve the creation of TID #5 with the City of Juneau (Baird Financial presentation). Adam Ruechel of Baird gave a very informative presentation and educated the Commission of TID creation. The proposed TID 5 district boundaries were reviewed and discussed. Many questions were asked and answered, fees and costs were discussed. No action was taken as Mayor would like Baird to present to entire Common Council. 6. Review, Discuss, and Possibly Approve potential incentives to developers within the TID District. Adam reviewed the potential incentives, answered questions and concerns from the Commission. Karl Huth was present (owner of Home Rd Apts) and asked of potential incentives possible to developers. Karl is interested in constructing 2 (12) unit apts. No action was taken. 7. Property Maintenance Update: None other than previous complaints/concerns 8. Old Business: None 9. New Business: Information on a Mobile Sauna in Juneau Question will be asked and answered next month when the owners are present. 10. Set date and time for next meeting; Monday February 23, 2026, at 6:30 pm. 11. Soldner motioned and Justmann seconded to adjourn the meeting at 8:36 pm. Motion carried 6-0.
