S:Clerk/Committees-Commissions/Architectural/Minutes/2026/ACmin 7-13-26 City of Oconomowoc Architectural Commission Meeting Minutes July 13, 2026 Chairman Flint called the meeting to order at 4:30 pm. Members Present: Matteson, Otten, Flint and Krogstad Members Absent: Puestow Staff Present: Grams, Gallo, Mayor Rosek, Frye, Duffy and Dehnert Motion by Flint to take Item 5. first on the agenda; second by Matteson. Motion carried 4-0. 5. Fiesta Cancun – Discussion on the alley facing wall for the restaurant located at 159 E Wisconsin Avenue: Grams explained originally the members approved the inclusion of windows on the elevation facing the alley; however, at the 9/4/24 Architectural Commission meeting, the motion approved that they could have 2 murals instead of the windows. Currently the walls are painted with goose neck lights. Grams provided pictures of faux windows, planters and shutters as an option. Ken from MSI explained they thought they could do the windows but determined they would have to be fire rated so they presented the idea of including murals instead. The Mayor explained the Tourism Commission approved murals for the walls which the public didn’t care for, so he is looking for the Architectural Commission to provide some ideas. Ken suggested adding tan colored shutters and requested the members amend their motion from 2024. Members said the alley is not that prominent from Wisconsin Avenue; agreed to have them come back with a simple shutter look but no arch; and make it a super durable faux wood product. No action was taken. 2. Approve minutes of June 3, 2026: Motion by Otten to approve the June 3, 2026 minutes; second by Krogstad. Motion carried 4-0. 3. Fox Communities Credit Union – Consider/approve the building plans for a credit union at 1283 Olympia Fields Drive: Grams explained their request is for approval of building plans with a drive-thru. Materials consist of natural stone base, brick, metal panels and windows. The dumpster enclosure will consist of the same building materials and will include a man door. Grams recommended approval with considerations. The applicant explained they want a white film with their wave logo on the window facing Summit Avenue which is the employee breakroom and spandrel glass with the logo on their mechanical room. Gallo provided information on window signage in the sign code. Members liked the building colors and materials; questioned landscaping and rooftop mechanicals; had no issue with the white film; and think the other window should also be translucent. The applicant said there will be no rooftop mechanicals. Motion by Krogstad to approve the building plans for Fox Communities Credit Union at 1283 Olympia Fields Drive as submitted; second by Otten. Motion amended by Krogstad that the detail on the north & south facing window glazing should be translucent; second by Otten. Motion carried 4-0. 4. Wingspan Garages – Consider/approve building plans for 6 garages at the Wingspan development at 1600 Town Centre Way: Grams explained the applicant is requesting approval of 6 new garages in the same materials and colors to match the existing buildings in the development. Garages will have gabled ends, windows, a stone base, Hardiplank siding and black asphalt shingles. Grams recommended approval and Gallo said this item will be on the Plan Commission agenda for action tonight. Rick from Wingspan suggested including spandrel glass in the windows and will add a window to the end only of the farthest garage facing Pabst Farms Blvd. Members suggested adding shed dormers; agreed with changing the windows to spandrel and suggested drywalling the other side to protect them; and questioned the width of the overhang. Rick agreed with adding shed roofs and suggested on the smaller garage to add them over the 2nd and 4th garage door and on the larger S:Clerk/Committees-Commissions/Architectural/Minutes/2026/ACmin 7-13-26 garages adding at least 3 shed roofs properly spaced. Motion by Otten to approve the building plans for 6 garages at the Wingspan development at 1600 Town Centre Way subject to: 1) shortening the gable overhangs by 12”; 2) add 2 shed dormers on the 5 car garages and 2 to 3 shed dormers on the 8 car garages at the architects discretion; 3) the vinyl windows should have spandrel glass; and 4) include a ridge vent on each roof; second by Flint. Motion carried 4-0. 6. Reports and comments from the City Planning Department: Grams said the next meeting of the Architectural Commission is scheduled for Wednesday, August 5th at 4:30 pm. 7. Reports and comments from the Architectural Commissioners: None. Motion by Flint to adjourn at 5:29 pm; second by Krogstad. Motion carried 4-0. Chris Dehnert, Deputy City Clerk
