Architectural Commission Meeting Minutes
June 3, 2026
Chairman Flint called the meeting to order at 4:30 pm.
Members Present: Krogstad, Matteson, Otten, Puestow and Flint
Staff Present: Grams, Gallo, Frye, Ald. Frankowski and Dehnert
2. Approve minutes of May 6, 2026: Motion by Krogstad to approve the May 6, 2026 minutes; second by Otten.
Motion carried 4-0-1 (Puestow abstained).
3. Jersey Mike’s Subs – Consider/approve the restaurant signage plan at 1350 Penny Lane: Grams
explained their request for full window signage was postponed at the last meeting in order to allow the applicant
an opportunity to clarify the type of glass used for the windows. Grams noted the applicant removed the full
window signage, banner and yard signs and now what shows on the windows appears to be a white product. He
noted the motion from the 11/5/25 minutes reflect that the windows can have a black tint film if not using a
spandrel glass. Grams recommended that the applicant use a black out tint or window film with signage not to
exceed the 25% maximum of total window area in a timeframe as determined by the members. Gallo asked the
members to determine if the 25% should be per window or per total glass area. Members agreed it was okay to
not use spandrel and use a black film or tint and 25% maximum of all signage; discussed what qualifies as 25%;
and agreed to consider each vertical window and then calculate the 25%. Logan Zagrodnik of Fast Signs clarified
the perforation on the windows; didn’t consider the top windows as part of the calculation; and said he would wrap
the signage onto the other side the same as the front windows. Motion by Flint to approve the 25% of signage for
each tenant window for Jersey Mike’s Subs at 1350 Penny Lane and describing the window as each vertical
spacing within the space; second by Matteson. Motion carried 5-0.
4. The Social – Consider/approve building plans for an indoor recreation establishment at 1340 Snyder
Way (previous address 965 Cannon Gate Rd): Grams explained changes have been made to the plans which
include the north elevation; a staircase along the side of the new addition; and landscaping around the building
and parking lot. Grams recommended approval with conditions listed in the background. William Conine of
Perspective Design Inc was present with the owner and explained the proposed changes including the color will
now be “Inkwell” in all areas; lighting will be under some of the areas; the stage will now be a triangle; rooftop
units will be screened; there will be a dumpster enclosure in similar materials to the building; and provided
samples of the materials. Members cautioned placement of lighting where people can touch it or if its close to the
ground it should be protected; suggested a more durable product at the base; suggested carrying the metal
material up on the corner on the north elevation to the stage level; prefer making the stage material to be the
same black material instead of corrugated metal; and thought they did a beautiful job on the building overall and
loves the project. Motion by Otten to approve the building plans as proposed for The Social at 1340 Snyder Way
subject to: 1) take precautions for channel lighting near the ground; 2) recommended incorporating black metal up
on the corner of the north elevation to meet the overhang of the bandshell on the rooftop; and 3) include a more
durable kickplate at the base of the building; second by Matteson. Motion amended by Otten to study the north
elevation to see how it comes together and consider the eye brow design on the north elevation to be more
cohesive with the roof above and the trash enclosure is to be approved administratively; second by Krogstad.
Motion carried 5-0.

6. Reports and comments from the Architectural Commissioners:
Chairman Flint said he, Frye and Frederick from the Plan Commission have been working with the Village of
Summit on Design Standards for The Harvest. Members welcomed Matteson, Puestow and Grams to the
Architectural Commission; and said staff will be busy with ongoing issues with signage around the City. Gallo said
staff response is all complaint driven, and the Chairman noted members could report any sign violations they see
around the community to Planning staff.
Motion by Flint to adjourn at 5:34 pm; second by Otten. Motion carried 5-0.
