Forest Jukich, Zoning Administrator present. Amy Moerschbaecher via phone. Bob Heilman phone attempts unsuccessful. Approval of Feb. 10, 2026, minutes, motioned by Patrick, & seconded by Peggy, MC. Public Members in Attendance: Jim Rein (Surveyor) & John MacClean (client), Greg Maines (Surveyor), Barb Peck, Kathy Logan-Weber Surveyor Briefings Kubiak / Orms South Shore Lots (P.I. Lake) lot reconfiguration Jim Rein briefed the committee that two property owners on Presque Isle Lake. One owner (Islem) owns two lots(B,C) adjacent to Kubiak who owns one lot(D). Kubiak would like to purchase a portion of Islem 2nd lot(C), to enable a garage construction. The parcel would consolidate three lots into two lots. Forest had some initial questions, but was comfortable with the explanation from Rein; awaiting CSM for final approval. Parcel Reconfiguration / West Kitten La. (22-2017/ 22-2019.01-Metz) Greg Maines briefed on a minor lot reconfiguration on Kitten La. A 2 acre lot and a 17 acre lot a being reconfigured slightly to make the 2 acre lot more “useable”. Both lots off water, no buildings on either, no wetlands. Forest asked some questions on each lot but saw no issues. Peggy made a motion to recommend approval to Town Board., 2nded by Patrick, MC Land Division / Natural Lakes (22-1670 -Metz)Greg Maines briefed a large tract of 142 acres in the Natural Lakes Area, ultimately creating 3 parcels within the 142 acres: lot #3 70 acres, lot #2 5.9 acres, lot #1 9 acres, all on high ground. Forest asked some adjacent lot questions, but didn’t see any problems. Peggy also had some related questions, regarding Natural Lakes jurisdiction, and wildlife preservation areas. Greg answered those questions sufficiently to the committee. Patrick made a motion to recommend town board approval, Carl 2nd, MC Potential parcel Project on 22-1971-03 Jim Rein (John MacClean) briefed parcel is near intersection of Hwy B/M (presently owned by John MacClean). The project is to “configure as a condominium” the present lot, to potentially facilitate a possible construction of an EMS building. Jim informed the committee that a “condominium” is strictly a form of ownership, doesn’t mean that a condominium is being built. Members of committee had a hard time conceptualizing with the project being labeled as a condominium. Forest had reservations of the work involved configuring it as a “condominium” & wondered why you couldn’t sub-divide? Presently property is zoned recreational. State of Wisconsin owns property to south. Peggy stated thought the process is entirely legal, expedient, but is not that simple and a lot of finagling. Amy asked question relating to lot size, building placement to allow “flow-thru”. Carl had wished that some of this subject information was previously available earlier, prior to this discussion. Patrick mentioned a possible land swap with the state. Forest informed Jim that minimum lot size is 1.5, not 2 as is presently stated in P.I. zoning ordinances. Jim did not know this, which with that, subdividing maybe the better way to go. Jim & John will go to back to drawing board, possibly as a sub-division. Old Business TRA (tourist room houses) Tabled Wordsmithing Shipping Container ordinance Peggy & Patrick worked Shipping Container wording to format it. When Vilas County was given this draft for approval by the Vilas County Zoning Administrator for Presque Isle implementation, due to no fault, became a county written project for county regulation. Peggy will work. Amy will do similar for the camping ordinance, which the committee sees no need for county input. Workforce & Transitional housing opportunities Barb Peck wondered if this committee had come up with any areas in town for specific transitional housing development. Barb conveyed from her real-estate experience that the town had a negative reputation in her dealing with potential developers. Amy interjected that with her experience on that subject, at least from her experience with the zoning committee’s perspective, this meeting’s previous lot discussion(Rein & MacClean) being a prime example of , at least the zoning committee’s development willingness to try “whatever”. 902.6 Zoning Administrator Report: Discussion of Zoning permits responsibilities during Forest’s April absence. General Discussion: Specific Zoning Fees increases recommended to Town Board for have they been updated? Peggy gave a general updated status of Sky View. Property is back in the hands of Ryan Strand. Next meeting April 14, 2026 @ 3:00pm Adjournment 4:41 p.m. Respectfully submitted, Carl Schoenecker / Recording Secretary
