This would be a second structure on the property replacing the current old garage, and would be owner-occupied for business use. As part of the 345 Cottonwood Drive property, the owners’ continue their commitment to the Hartland community, where they have operated businesses since 2010 when they moved to Hartland. The proposed building would be located behind the recently renovated Victorian office building now occupied by RCS, Inc. The project also includes removal of the existing detached garage structure and improved parking configuration. The proposed building will serve as the long-term headquarters for inVantage, LLC, a Wisconsin-based business coaching firm owned by Kelly Renz. The property is jointly owned by Kelly Renz and Rob Rosenberg via Rose Renz Properties, LLC. INVANTAGE OVERVIEW Started in 2020, inVantage, LLC has been a successful business coaching and leadership development firm that helps entrepreneurial leadership teams build stronger and more scalable businesses. The company currently operates within the Hartland Business Park on Walnut Ridge Drive, and values its existing presence within the Village and broader local business community. 2 The company provides business operating system implementation, executive coaching, leadership development, strategic planning facilitation, and organizational development services to companies throughout southeastern Wisconsin and the Midwest. inVantage clients include business owners, executives, and leadership teams throughout southeastern Wisconsin and the Midwest. Constructing a permanent office location at 345 Cottonwood Drive represents a significant long-term investment in the Village of Hartland. The ownership team’s goal is to continue growing and operating within the Hartland community rather than relocating outside the area. HARTLAND BUSINESS IMPROVEMENT DISTRICT IMPACT The proposed building will positively contribute to Hartland’s economic development objectives and strengthen the local professional services sector. Because the B3 Zoned property is already owned by the applicants, the project represents a responsible and efficient long-term investment. inVantage hosts executive leadership sessions, strategic planning meetings, and workshops that bring business owners and leadership teams into the Hartland community. These events generate additional local economic activity through the use of nearby restaurants, coffee shops, catering services, and hospitality venues. This has promoted Hartland as a great place to work, live, and play. The company anticipates continued partnerships with local restaurants (such as The Inn, Palmers, Tabi’s, Creole Café, Inclusion Coffee and others) for catered working sessions, client lunches, and after- session dinners. Visiting clients and workshop participants would also likely utilize the new boutique hotel currently being developed in downtown Hartland, further contributing to local hospitality and tourism-related economic activity. This is considered an investment property for the owners who would desire to hold it for a long period of time. Should it be sold at a future date, it’s anticipated that both buildings and the land would be sold as a single commercial property. DESIGN OVERVIEW The proposed development consists of a thoughtfully designed one-story professional office building intended to complement the surrounding commercial environment while providing a welcoming and functional space for clients, employees, and community partners. As part of the desired aesthetic improvements of downtown Hartland, the project supports removal of the existing garage located on the property while maintaining architectural cohesion in materials, color palette, and overall character with the existing office building. 3 As parking is an important factor in this proposal, below are business operating aspects for consideration: 1. The site plan includes parking accommodation for 15 vehicles, providing sufficient daily access and convenience for employees, clients, workshop participants, and visitors while maintaining an appropriately scaled footprint for the surrounding area. 2. inVantage generally offers client sessions 9-4 Tuesday through Friday, with a quarterly cadence of these meetings in January, April, July, October, November and December. Quieter months with fewer sessions are February, March, May, June, August and September for our business rhythms. 3. On days when inVantage does not have a client session, we will only occupy up to 5 spots in the parking lot. 4. On a peak day, which will only happen a few times per quarter, we may have 18 vehicles to park (3 for RCS, 15 for inVantage guests). We would direct guests and/or employees to park in the public parking area across from the Gristmill if we need additional parking. The architectural vision prioritizes professional appearance, long-term durability, compatibility with surrounding development, attractive landscaping, and efficient site circulation. The proposed architecture incorporates residential-scale design elements intended to complement the character of Hartland and surrounding development patterns. Features including covered porches, natural stone accents, gabled rooflines, attractive landscaping, and warm exterior materials create a professional yet welcoming appearance consistent with the area aesthetic. We will not have outdoor music or noise elements. The building design also emphasizes pedestrian accessibility and client experience through covered entry areas and welcoming gathering spaces. The building has been intentionally designed at a scale appropriate for the site and surrounding area, supporting collaborative business operations while avoiding excessive density or traffic impacts. Initial contractor relationships include local and regional businesses: • Builder and GC: Dennis Somers, KVG Construction • Architect: Dean Schultz, Excel Engineering • Civil Engineering/Consultation: Ruekert Mielke – as needed 4 TIMELINE Construction is anticipated to begin promptly following approvals, permitting, and contractor scheduling. - Summer 2026: Architectural and engineering review and approval process with the Village and State • Concept review with Hartland Village Boad - 6/8 • Planning Commission review - 6/15 • Architecture Board review (detailed engineering plans) - 7/20 • Village approval - by 7/31 • Begin permitting and state processes as soon as possible. - Late Summer/Early Fall 2026: Construction start and site preparation - February 2027: Target substantial completion and occupancy readiness The parking area will be resurfaced and lines repainted as soon as weather conditions reasonably allow after construction is completed. The proposed site design incorporates landscape enhancements intended to soften the parking areas, enhance pedestrian experience, and complement the architectural character of the building. Final landscape installation timing may be coordinated separately depending on seasonal conditions and approval requirements. DOCUMENTS INCLUDED Enclosed with this proposal are: 1. Preliminary floor plan 2. External renderings 3. Preliminary site plan 4. Recorded Deed 5. Owners Title Policy CLOSING STATEMENT The proposed development at 345 Cottonwood Drive represents a meaningful investment in the Village of Hartland by local business owners committed to professional excellence, community growth, and responsible development. As an owner-occupied property, the project reflects a strong commitment to long-term maintenance, quality presentation, and responsible stewardship within the Hartland business community. 5 inVantage respectfully submits this overview in support of the proposed one-story office building and looks forward to collaborating with the Architectural Review Board, engineering staff, and Village administration throughout the review and development process.
