Planner Haroldson stated he needs to provide all the information and come back to the Plan Commission. No action taken. Request to Approve the Plan of Operation for Dohmeyer, North America, Distributor of Food Processing Equipment and Install a New Sign on the Building – Requested by Lars Nielsen, GD Design, LLC, on Behalf of Dohmeyer – Tax Key MRTT0346-993 – Planner Haroldson said the Dohmeyer Company will have two people in the office and 1 technician. The Plan of Operation meets the criteria for the zoning district. Nielson stated they will park in the general parking area. They would like the Plan of Operation and the sign approved. Planner Haroldson said the business is going to go in the existing building, so it will be like a sublet. A motion to approve the Plan of Operation for Dohmeyer North America and to install a new sign on the building as requested was made by Commissioners Siepmann/Caliendo. Motion carried. Request to Approve the Updated Plan of Operation, Site Plan and a New Building Addition – Requested by Lars Nielsen, GD Design – Tax Key MRTT0346-993 – Planner Haroldson stated this is a new building approximately 3,200 square feet. He just wants some support that the Plan Commission will allow another building on the site. Planner Haroldson said there is no Plan of Operation, no building elevations, no site plan with offsets and exact location, no total impervious areas, and no total open space and questioned the two cargo containers on the site. Nielson said they would be removed and stated this building would take the place of those. Nielson said if it was deemed appropriate then they would go for making drawings, designs and whatnot to submit for approval. An 80’ x 40’ building is the largest they could fit on the western side. Commissioner Siepmann asked if the Town has an impervious area requirement. Planner Haroldson said we might. She said she has no idea because she looked up on the assessor’s record and it said 34,000 square feet of asphalt/pavement, but she doesn’t know if that’s all for them. Nielson said there is a divide there with Silver Lake and that’s something they could get measured out just to clarify how much is on their side. Planner Haroldson stated she’s more concerned about stormwater runoff because of all the impervious area. Right now the area is gravel. Nielson said part of it is concrete for the dumpsters and that pad would have to go and they would move the dumpsters. Planner Haroldson responded those are the things the Plan Commission will need to know. Chairman Klink stated what he is hearing is that the board is not necessarily opposed to having another building there, however, without all the information it’s hard for them to make a decision if it is doable or not. No action taken. Presentation by the Stone Bank Community Connect for Stone Bank Park – For the Proposed New Building with Bathrooms, Prep Area, Worktables and Coolers – Tax Key MRTT0362-991-001 – Luterbach said this would be the southwest corner of the building where the overhang is with the blue trash cans packed in there. They’re going to put an 18’ x 20’ bathroom. The ladies will have 2 regular stalls and an ADA one. The men’s will have 2 urinals and an ADA restroom. Both will have heaters. There will be handwarmers after washing hands instead of paper toweling. They will have changing stations in each of the ADA bathrooms. They will have FRP on the walls, hose bibs underneath, ceiling fans, motion activated lights, steel siding and steel roof which will match the current building. Within the concession stand they are going to build a wall to block the cooler and storage area. The garage door is too big and is falling apart, so they’re going to put a smaller garage door. They will have to redo the plumbing in the concession stand because it’s not up to code. They are moving the water heater to a different area. The area for cleaning of dishes will be moved to the back of the bathroom. From the site plan perspective, he has the site plan from when they put the septic in last year. The Building Inspector told him he would need at least a 10’ setback from the other building, and they have 13’. They have gotten at least one bid for everything, and it’s trending towards a cost of around $150,000. With 50/50, they would be asking for $75,000. With some of the unknowns, they don’t know how much additional they will put on the cost. It could be $75,000 to $90,000. Luterbach said they should have more bids coming in as soon as later this week. Luterbach said they are in the position where they have enough funds if this thing ends up being $250,000, they have their half and they can do that. Chairman Klink said they are not asking for park funds for this part of it, that was part of the discussion with the Board earlier. He just wanted to keep this Board informed on what they’re doing, how they’re doing it, and how they’re moving forward. Griffin asked about the timeframe for when the bathrooms will be open once they’re in. Luterbach responded that they will only be open when they’re operating otherwise, they would be locked. Port-a-pottys will be used during the day when no one is around. They are planning to have some good quality security cameras that will run on wi-fi. Luterbach said they plan on getting started this fall. Chairman Klink said the next steps are finish getting all the bids and sit down with the Board to go over stuff and get the process rolling. Luterbach brought up groundbreaking and having some people that sit on Stone Bank Community Connect and some of the Plan Commission to participate to show the partnership. Planner Report – Marilyn Haroldson – Nothing to report. DPW Report – Paul Griffin – Nothing to report. A motion to adjourn was made by Commissioners Olson/Siepmann. Motion carried. Meeting adjourned at 6:03 p.m. Respectfully submitted, Holly R Claas Deputy Clerk
