Land Division Application Summary – Parcels #042-333306224D, #042-333306324B,
#042-33305121B/Owner: Bass/Columbo Surveyor: Steve Bieda- Bieda explained that three parcels located
within the Burnt Dam and Valley View area are proposed to be divided into a total of fourteen lots. The parcels
are zoned Residential Single Family and meet the Town of Townsend’s minimum lot size requirement of one
acre. All existing roads serving the area are already in place.
The owners intend to sell Lots 8 through 14, retaining the remaining lots for future use. Outlot 1 is designated
as unbuildable. Lots 4 through 7 border wetlands and a creek but each contains more than 30,000 sq. ft. of
buildable land. Lot 9 is over 7 acres and is currently landlocked; it appears a cul-de-sac may have been planned
at one time, and an existing barn is located on the parcel. This submission represents a preliminary plat, which
will undergo modification as required through state and county review and approval.
The committee asked the owners what the anticipated use was for Lots 10 through 14. The owners stated that
they have received inquiries from individuals interested in placing storage buildings on those lots. Committee
members suggested that the owners consider establishing a convenance on Lots 1 through 8 to encourage
residential dwellings and help maintain the intended character of the subdivision. The owners responded that the
pricing on those lots will be set at a higher level, which they believe will naturally discourage buyers seeking to
construct only a storage unit.
The land division proposal meets the local ordinance standards. The proposal agrees with the Town Vision
Statement as found in the Town Comprehensive Plan, the proposal agrees with the town goals, objectives and
development strategies as found in the Town Comprehensive Plan. DeMoulin made the motion to recommend
approval of the submitted preliminary plat, 2nd by Evans – M/A
