April 17, 2023 Town of Luxemburg Plan Commission Meeting Meeting called to order by the Zoning Lead – Jim Salentine at 7:15 PM Plan Commission Board members present: Jim Salentine John Haen Greg Ronsman Paul Rank Gene Seidl Edith Lauscher – Zoning Administrator Town Board Members: Linda Jonet - Chairman Ken Dart - Supervisor #1 Leonard Wachal - Supervisor #2 Glenda Daul - Clerk Community Members in attendance: Connie Mleziva John and Connie Mleziva are requesting to rezone 1.71 acres from A-1 Exclusive Ag to R-1 Residential for the purpose of building a house. The property is located directly south of N5538 Valley Rd. The land is currently owned by Scott Salentine. They had already gotten a perk test and surveyor map. A discussion followed with John Mleziva answering questions by phone as he was not feeling well. Further discussion regarding using prime farm land to build on followed. Connie stated they have been unable to find land let alone a home in the area with 4 bedrooms. The Town is committed to retaining PRIME farmland. The ordinance states 35 acres or more. At this time, the Plan Commission needed further time to discuss the matter. Jim Salentine - motion to adjourn John Haen - 2nd the motion Meeting adjourned at 8:05 PM The Plan Commission went into a private session to discuss zoning classification. To clarify definition: 35+acres of land can only have one residence on it, if PRIME land. John Haen - motion to approved the clarification Gene Seidl – 2nd the motion All of the Plan Commission have agreed to continue for another 2 years.
