VILLAGE OF BONDUEL PLAN COMMISSION MEETING MONDAY, APRIL 22, 2024 President Gehm called the meeting to order at 6:00 p.m. Gehm read a statement regarding the posting of the meeting PRESENT: Russ Gehm, Tim Kelley, Steve Peterson, and Robbie Woldt III. Excused: Mark Welch, and Troy Westcott. AGENDA. Motion by Kelley, second by Woldt, to approve the agenda and to deviate from the order as necessary. Motion carried unanimously. MINUTES. Motion by Peterson, second by Kelley, to approve minutes from the Monday, March 18, 2024, Plan Commission meeting as presented. Motion carried unanimously. ACKNOWLEDGEMENT OF CITIZENS/OPEN FORUM: Jesse Rankin, Director of Municipal Operations. NEW BUSINESS F1. Discussion and possible recommendation on Certified Survey Map for Krueger International to combine Parcels 107-17110-0000, 107-17110-0001, and 107-17110-0002. In 2019, Krueger International expanded and originally added property to their existing lot with a CSM. When the CSM was filed with the County it was found that to add the new property to the existing lot, the Village would need to amend the TID district to add or exclude the parcel to the TID. To do this would have cost the Village a great deal of money to amend the TID boundaries. A new CSM was created with two parcels, one in the TID and one outside the TID boundary. The agreement was that once the TID closed, KI would combine the lots to create one parcel as originally planned. With the TID closing next month, KI has had the parcels surveyed to combine three parcels for future development. Motion by Kelley, second by Woldt, to recommend to the Board to approve the Certified Survey Map for Krueger International to combine the parcels as listed for future development. Motion carried unanimously. F2. Discussion and possible recommendation on Village parks master plan. The Comprehensive Outdoor Recreation Plan is complete and has been filed with the DNR. The Village knows what items they want to work toward getting for each park. The next step would be to develop a master plan for each location that would show where and how the park would be laid out. The plan would map out placement of all items once funding was available to purchase it. The master plan would help with long term planning, especially if there were to be turn over of staff or boards, it would ensure that the Village would stay on the same plan. Cedar Corporation does provide this service, but there are several companies who can assist with this planning. Rankin asked the Commission if the plan is something they want to pursue. By consensus the Commission agreed to have Rankin obtain park master plan estimates and to bring the estimates back to the Commission to review. Motion by Kelley, second by Peterson, to adjourn. Motion carried unanimously. Meeting adjourned at 6:15 p.m. Respectfully submitted, Michelle Maroszek, Clerk/Treasurer
