Architectural Commission Meeting Minutes
January 7, 2026
Chairman Flint called the meeting to order at 4:30 pm.
Members Present: Flint, Krogstad and Schultz
Members Absent: Johnson and Otten
Staff Present: Weber, Gallo and Dehnert
2. Approve minutes of December 3, 2025: Motion by Krogstad to approve the December 3, 2025 minutes;
second by Schultz. Motion carried 3-0.
3. D & H Industries – Consider/approve a façade update at 510 Worthington Street: Weber explained the
applicant intends on installing a new façade over the current exterior of their administrative office and storage
building. She would like to see more landscaping around the façade and recommended approval subject to
considerations listed in the background. Steve Prell, owner, explained the north wall of the storage building is
failing, and they wanted to update that building and the administrative office at the same time. Erik Madisen,
architect, provided samples of the ribbed glazed panels to be used on the storage building which will be in light
and dark gray colors along with the existing brick base. Prell said the administrative building will have stainless
steel between the windows and on the other wider areas he presented a sample of a product that they
manufacture which will be a shiny dark blue color. Gallo questioned the type and height of landscaping. Members
thought the shiny dark product was a lot for the front of the building; asked what they plan to do for the awning;
and suggested using something other than arborvitae because of deer. Prell said they can update the awning if
the members want them to; the product will stop at the corner or terminate at the concrete block; the roof units will
go away; and they can lighten up the color of the product. Members questioned how the product will handle finger
prints being located by the main entrance; they want more detail on how the product will be installed; were
concerned with the product having sharp corners; looked at their website and saw vertical panels of the same
product; and suggested placing the shiny dark product between the windows and the stainless steel in other larger
areas and glass or a flat material around the door at the front entry and maybe this product. Prell said they will
bring samples of the matte stainless steel, vertical panels in the correct color with a more matte finish and provide
a proper rendering which reflects the correct colors and materials. Motion by Flint to postpone action on the
façade update at D & H Industries and come back with the following: 1) a modified design illustrating the proper
color and details of the panels; 2) physical samples of the color, finish and size of all proposed materials; and 3) a
landscape plan identifying the location, type and size of plantings to be considered; second by Schultz. Motion
carried 3-0.
4. Reports and comments from the City Planning Department: Gallo explained a development has been
proposed by Cobalt Development which will consist of commercial and residential units in the Pabst Farms. The
development will require design guidelines which will come to the Architectural Commission for review. Gallo also
mentioned that Council discussed housing ratios last night which will have an impact on this development.
5. Reports and comments from the Architectural Commissioners: Flint said a person had reached out to him
who is interested in applying for the open seat when Schultz retires from the Architectural Commission.
6. Adjourn: Motion by Flint to adjourn at 5:36 pm; second by Schultz. Motion carried 3-0.

Item #3 – D & H Industries; Façade Update
The Applicant is requesting approval of a façade update located at 510 Worthington Street.
Background
The project was previously reviewed and postponed at the January 7th 2026 Architectural
Commission meeting. The Applicant has decided to return and move forward with only the
storage building update along S. Worthington Street and W. 5
th Street and plans to return at a
later time with the administrative building update. A visual is provided below. The facades under
review are highlighted in red.
Building Materials
The application shows a new metal paneling system on the storage east and north elevation. The
façade has been designed to enhance the interior racking system as well as to bring light into the
space through the positioning of new windows. Planning Staff supports the proposed exterior
façade update. The Applicant to provide building material samples to the meeting for review and
approval by the Commissioners.
Landscaping
During the previous review, the Commissioner’s noted that the proposed arborvitae would be
heavily enjoyed by the neighborhood deer population. The updated application shows the
landscaping updated to pine trees along the northeast elevation of the storage area. Planning Staff
supports the updated landscaping proposal s ince it is adjacent to residential dwellings and this is

a significant change to its appearance, Commissioners to determine if the landscaping as shown is
adequate or if it should be increased or decreased along the elevation. The size of the plantings are
not noted on the plans. It is recommended the minimum planning size to be 5’-0” in height at the
time of planting.
Recommendation:
Approve the façade update for 510 Worthington Street, with the following considerations:
• Building Materials: The Applicant to provide building material samples to the meeting for
review and approval by the Commissioners.
• Landscaping: Commissioners to determine if the updated landscaping as shown is
adequate or if it should be increased or decreased along the elevation. Size of landscaping
at the time of planting to be reviewed and approved by the City.
Item #4 – 1233-1245 Corporate Center Drive; Master Sign Plan
The Applicant is requesting approval of a Master Sign Plan located at 1233-1245 Corporate
Center Drive.
Background
The property has been operating under a legal non- conforming signage regulation. The tenant
Baird approached the City with a new sign package early 2025. The signs requested exceeded City
Code and this is not considered a face replacem ent. Planning Staff has been working with their
corporate office and several sign companies to bring this property into conformance with Section
§17.609(3)(a) of the City’s Municipal Code, which requires a Master Sign Plan for all multi -tenant
buildings.
Tenant Signs #2
The MSP text #2 notes white or ivory plex/acrylic faces. Planning Staff notes if both of these colors
are on a building, the ivory will look darker and dirtier than white. For a clean and consistent
appearance, Staff suggests requiring all contain white plex/acrylic faces.
Wall Signs
There are several smaller scaled wall signs adjacent to some of the tenant’s door along the south
elevation. Once the Master Sign Plan is approved as submitted, these signs will no longer be
allowed. Only individual channel letters either raceway-mounted or flush mounted.
Architectural Commission Meeting Background
February 4th 2026 – Page 3
Based on the location and size allotment on the building, Planning Staff suggests adding an option
for flat wall signs at these identified locations. The Applicant to provide specifications for sizing and
sign material at the meeting.
Sign Permits Required: If the Master Sign Plan is approved by the Architectural Commission, the
tenants can apply online for a sign application with a required permit fee of $50 for each sign.
Recommendation:
Approve the Master Sign Plan for 1233-1245 Corporate Center Drive , with the following
considerations:
• Tenant Signs: In the MSP text #2, Staff suggests only white plex/acrylic faces
• Wall Signs: The Applicant to provide specifications for sizing and sign material for the signs
adjacent to the doorways at the meeting. These wall signs to be added into the allowed
sign in the Master Sign Plan.

Re: Project Description/narrative for:
D & H Industries façade remodeling
510 S. Worthington St.
Oconomowoc, WI 53066
Kristi:
Below is the project description/narrative for the proposed façade remodeling at D & H Industries
located at 510 S. Worthington St. in Oconomowoc.
Current conditions:
The part of the warehouse that will receive new wall panels was built in1951.
The base of the current building consists of a 4’-0” high red face brick base with Kal-wall
insulated panels set vertically above to a height of 16’.
The face brick portion of the wall is deteriorated with areas of stair-step cracks and significant
spalling.
Proposed remodeling work (Shown on drawing A4.01):
Working with the structural engineer, a system was developed to design support for and install 2
½” insulated metal panels.
The exterior of the metal panels is faced with 22 ga. pre-finished metal.
The insulation value for the metal panels is R-20.
A series of high-mounted aluminum framed windows with clear low-e insulated glazing will be
installed to provide natural daylight.
The horizontal base course of the metal panels will a 4’-0” wide section with horizontal flutes in a
darker tone.
Horizontal metal panels above the base course will be 2’-6” wide with a smooth finish in a light
gray tone. Color samples will be be provided.
Future work:
The north wall of the office area (to the west of the warehouse) will be faced with decorative
metal panels manufactured by D & H Industries for Millenia Forms. Each panel is approximately 8
½” x 14” and will be attached to the north face of the office area in a running bond pattern set
between the existing window openings. Various colors in the blue and grey range will be
installed.
The metal panels will be submitted at a future Architectural Review Board meeting.

Plan of Operation Description:
Hours of operation: Monday to Friday 6am till 6:00pm
The current number of employees will not change as a result of this project.
Current parking locations and counts will not be affected by this project.
Exterior lighting:
D & H industries does not have pole mounted light fixtures. Area lighting is achieved through
wall mounted light fixtures at the building.
We are proposing wall-pak LED fixtures located over the existing exterior man doors at the
warehouse area.
The housing of the wall-pak fixtures will be black. A data sheet of this fixture is attached.
Proposed project schedule:
The façade remodeling work is scheduled to take place during 2026.
This project reinforces D & H Industries commitment to the City of Oconomowoc. Please let me know if
