I hereby certify that a Zoning Board of Appeals Hearing is scheduled in the City of Oconto Falls to be held on - March 12, 2025 at 12:00 PM in the Council Chambers at the Municipal Building – 500 North Chestnut Avenue, Oconto Falls, WI 54154 to hear the appeal request of The Zoning Board of Appeals is holding this hearing at the request of Keaton Schultz, Rapids Housing LLC, they are requesting a variance from the City of Oconto Falls front yard setback requirements on their property for Lot 19. The Rapids Housing Trailer Park is in R-1 Single Family zoning. The front yard setback requirement is 30 feet from the road. The requested trailer placement is 19.5 feet. Due that this is nonconforming, a trailer that previously was at that location in 2004, due that the trailer has been removed for greater than 12 months, in accordance with the ordinance any new trailer on the property needs to meet the 30-foot setback. Rapids Housing, LLC located at 249 Birch Avenue. Proper notice of this hearing before the Board of Appeals was given to property owners within a 200-foot radius of 249 Birch Avenue and notice was properly posted and published. • I further certify that on February 21, 2025 and February 22, 2025; I have mailed a Notice of said Zoning Board of Appeals Hearing to the following who own property within a 200-foot radius of said property being discussed is attached. The lot in question is zoned R-1, Single Family Residence per 480-6, and the following standards apply: Minimum front yard setback – 30 feet Minimum rear yard setback – 25 feet Minimum side yard setback – 7.5 feet Per 260-6.0 (B) (2) Nonconforming uses If a nonconforming use or the use of a nonconforming structure is discontinued for 12 consecutive months, it is no longer permitted and any future use of the property, and any structure or building thereon, shall conform to the applicable requirements of this chapter.
